Well, why do I need a Realtor in the first place?

That's all nice, but why can't I just sell it myself?

1. A real estate transaction is complicated. In most cases, buying or selling a home requires disclosure forms, inspection reports, mortgage documents, insurance policies, deeds, and multi-page government-mandated settlement statements. A knowledgeable guide through this complexity can help you avoid delays or costly mistakes.
2. Selling or buying a home is time consuming. Even in a strong market, homes in our area stay on the market for an average of 90 days. And it usually takes another 60 days or so for the transaction to close after an offer is accepted.
3. Real estate has its own language. If you don't know a CMA from PUD, you can understand why it's important to work with someone who speaks that language.
4. Realtors have done it before. Most people buy and sell only a few homes in a lifetime, usually with quite a few years in between each purchase. And even if you've done it before, laws and regulations change. That's why having an expert on your side is critical.
5. Realtors provide objectivity. Since a home symbolizes family, rest, and security, not just four walls and roof, homselling or buying is often a very emotional undertaking. And for most people, a home is the biggest purchase they'll ever make. Having a concerned, but objective, third party helps you keep focused on both the business and emotional issues most important to you.
6. Realtors are members of the NATIONAL ASSOCIATION OF REALTORS, a trade organization of nearly 1 million members nationwide. Realtors subscribe to a stringent code of ethics that helps guarantee the highest level of service and integrity.

Mainly because it's a LOT of work, you would need to figure out how to accurately price your home, advertising your home and holding open houses, there are 17 Service Providers you'll need to work with when selling your home, you'll need to obtain or provide at least 6 forms, and you'll also need to make sure your buyer is qualified.

While some of these individuals or companies you'll need to find or work with on your own, Realtors will often deal with the majority of them and save you time and effort.

6 forms you'll need to sell your home
1. Property Disclosure Form - This form requires you to reveal all known defects to your property.
2. Purchasers Access to Premises Agreement - This agreement sets conditions for permitting the buyer to enter your home for activities such as measuring for draperies before you move.
3. Sales Contract - The agreement between you and the seller on terms and conditions of sale.
4. Sales Contract Contingency Clauses - In addition to the contract, you may need to add one or more attachments to the contract to address special contingencies - such as the buyer's need to sell a home before purchasing yours.
5. Pre- and Post-Occupancy Agreements - Unless you're planning on moving out and the buyer moving in on the day of the closing, you'll need an agreement on the terms and costs of occupancy once the sale closes.
6. Lead-based Paint disclosure Pamphlet - If your home was built before 1978, you must provide the pamphlet to all buyers. You also must have buyers sign a statment indicating they received the pamphlet.
Realtors often have ready-made versions of these documents that can be easily customized to your home and transaction. Your realtor will almost always prepare these documents fully for you.
Also, it is important to make sure any prospective buyers can qualify for a mortgage to buy your home, a realtor will work with the buyer's lendor to make sure they are fully able to obtain a mortgage to purchase your home, which will save you a great deal of time and possible problems.

Common Real Estate Myth : It doesn't matter with which real estate agent you list your home.
TRUTH: It is critically important which agent you select to market and sell your home!!!

There are two major reasons why your selection of an agent is so important to getting your house sold and getting the highest price and least inconvenience to you.
